Office meeting notes for 4.28.09

Happy birthday to our May birthday’s – Eva Fitzpatrick, Mary Balnes, Toye Stokes, Mary Hossain and Alycia Boggs. We want to welcome Mary Hossain & Alycia Boggs to the office.
Chris with CB Mortgage said she had 6 leads alone yesterday from one agent so April leads should bring May registrations. Jennifer said she had a handout if you needed one on all the requirements needed to do a short sale or foreclosure sale. See her for one. Coldwell Banker is partnering with Kenton County Schools this year to build a home for Habitat for Humanity. May 11th is the kick off of the new build. Our office needs 4 to 6 people to work on the home on May 12 from 12noon to 2:15. Since the economy is not the best this year Joe King made a decision to partner with the school so we will not need to do fund raising for this years build. That doesn’t mean that we couldn’t get a start on next years.
Linda announced what is coming from our marketing dept. in the next few months. What CBWS is doing to drive consumers to our sales associates & cbws.com on line. The new Preview Magazine on line. The first edition coming out in June will be free for all preview listings (500,000+). More details coming in the near future. You can go to coldwellbankeronline.com and click on Chicago to see what Chicago is already doing. The new Home buyer campaign begins May 4th and targets first time homebuyers. 53% of buyers in February were 1st time home buyers. Benefits of the campaign are: 1. It will position our sales associates. 2. It drives consumers to our websites. 3. Brand recognition when other brokers’ marketing is non-existent. Included is the new on line Home Buyer Guide, flyer and e-card’s available for embedding in your e-mail messages.
Selling homes in today’s real estate climate requires new skills, new strategies and compelling dialogues. You’re invited to attend and learn from the experts. The class to be held June 23 & 24th (CE credit is pending) from 9:30-4:00 at the Receptions Conference Center in Loveland on “Power pricing, positioning and presentations” with lunch included. Cost is $45.00 BUT this fee will be reimbursed for associates attending both sessions in their entirety. If you leave early or missing any portion of the workshop will result in your credit card charged or your check being cashed. The class will be given by Denise Riordan & Jay Schweppe. Office Construction Begins Monday 5/4

We are converting the South end - 4 person agent pod and Emily/Mary’s office into a training room. This will take approx 3 weeks and will be somewhat messy – so please be patient. This room will also be used as a conference room when needed. We will have the new 52” TV installed as well.

Tim Mulcare will start the construction project on Monday, May 4.

Wessels will be here this early Friday (4.24) to begin the move for Mary/Emily new office..

Wessels will do the internal moves for other agents moving on Friday, May 1.

Everyone else who is moving should be ready to go on May 1. Wessells will move whatever needs to be moved, but will not pack up for people, they have to do that part. They will take excess furniture back to their warehouse.

4/21 Office Meeting Notes

These are days to remember. 4/21 is Holocaust Remembrance Day.
4/24 is the retirement party for Eva & Sondra. Linda is making her famous ribs and she asked if everyone would bring a covered dish to go with the ribs. Chris with CB Mortgage is bringing drinks, Richard is bringing the bread and Claire is bringing beans. That is what we have so far.
4/26 is CABR Open House Sunday. They are trying to get over 2000 open houses this Sunday. Sign up form is on corner of Claire’s desk. With the thief problem lately please ask your homeowners to put away jewelry, pills, laptop, PDA, etc. Anything of value should be put in a place that is not easily accessible. What makes a house right to hold open? First-is it priced right, clean, have curb appeal? Open house is a present time to capture buyers for that home or other listings. Plan ahead. Get signs up, make flyers with your name on them especially if not your listing, check on other houses in the area so you are knowledgeable, revisit expectation from owner, have business cards available, 4 ways to buy and have the listing presentation continuously running on your laptop, have profile easel set up, guest log ready, open drapes and turn on lights. You should call neighbors days before and invite them to a special open house a ½ hr to 1 hr earlier than regular open house. When you leave you want to be sure to turn off all lights and close all drapes that you opened. If you are holding more than one listing open make them different price ranges and different areas so you pick up different buyers. The previewers could be your next listing. Be a better listener. You listen to 125-200 words per minute but think 1000 to 2000 words per minute. We only remember 20% of what we hear. Listen to understand-not to respond. Be a better listener-be quiet, let them finish their thoughts, keep eye contact, ask questions to ensure that you understand.

Office Meeting Notes 4/14

Thanks to Steven Rish for handling the meeting for Linda today while she is on vacation. In week #2 of the baseball contest we had 3 more agents getting 7% listings and hitting a grand slam. They are Mike, Doc and Yvette. Our office is currently in 2nd place behind Ohio Indiana Office but they have twice as many agents so we think we have a better average.
Steven asked a question regarding agency. If you have an Exclusive Right to sell on a property do you have permission to represent that seller? Answer: by Ohio law you don’t. If you call your seller and say you have an offer on his property and the seller asks you what the price & terms are you, by law, are not suppose to discuss it until you have the agency disclosure signed. He said at the time of listing the property you could explain the steps and ask if it is OK with them to discuss this verbally if you do get an offer. An Exclusive Right to Sell is an agreement to market the property.
Lorin Buckner with American Life Style was here to discuss a new tool for you to use to keep in touch with past clients. It is a bi-monthly magazine with your name on front and inside with 2 tear out cards with a recipe also with your name & information. The cost is $99. to activate plus $149. bi-monthly for 50 people for up to 5 bi-monthly issues. The back cover is also available at an additional charge. There are copies of extra magazine in the work room along with applications if you are interested.
Chris Stevens with CB Mortgage was also here to tell everyone that CB Mortgage will be doing 203K streamline loans starting June 1. Also if your customers have a loan presently with CB Mortgage and want to refinance they could be eligible for a new loan at probably a much lower rate. She also reminded everyone NOT to call the 800 number because they could have a 30 min. wait because they are doing so many refinancing loans right now. Chris said to call her direct, on her cell phone, at either 226-2235 or 447-9306.

4/7 Office meeting notes

Wyoming is first in the baseball contest for the first week of the game. Congratulations to Bill, Dawn, David, Doc & Yvette for getting a 7% listing. They already won a ticket to a CBWS night with the Reds at Great American Ballpark. I know this office can come in first all the way to the end of the game. We are winners and worth 7%.
Linda passed out “Full Service Real Estate Transaction Management Steps” booklet for you to use as step by step guide to getting a 7% listing. There have been some changes in the things we do so if you see something that needs to be changed please let Linda know and we will get it updated. It covers prelisting activities, the listing appointment presentation, what to do once you have the listing under contract, marketing the listing, handling the offer and contract, tracking the loan process, the home inspection, the appraisal, the closing preparations & duties and follow up after closing. One of the important things is the Seller Services Guarantee – that is the best tool. We are the only company that offers this very powerful tool. We don’t only put up a sign – we market the listing and get the job done.
Linda will be here Thursday morning – leaving around noon and returning to the office Monday, April 20th. We will still have a Tuesday sales meeting, next week, with guests that have information you need to know.

Easter Holiday Schedule

We will observe the Easter Sunday Holiday – no assigned duty agents. Feel free to come in and take calls if you like.

Good Friday will have limited staff coverage. If there are listings or closings to be processed, they must be in by 9:00 am. Claire will be leaving at 10:00 am to enjoy the rest of the day.

The new 2009 Coldwell Banker Baseball challenge started yesterday. In today’s challenging market, the service that is expected by Sellers is higher than ever before.
Focuses on the opportunities available to each & every one of our agent to increase their levels of service and also increase their personal incomes through a full fee commission. The contest will run for 9 full weeks beginning with new listing contracts signed on March 30th and end with listing contracts dated Sunday May 31.
Any associate obtaining a qualifying listing at a full fee commission (7%) will score a “Grand Slam” and earn 4 individual runs.
Any associate obtaining a qualifying listing at a commission between 6.99% and 6.5% will score a 2 run homer and earn 2 individual runs
Any associate obtaining a qualifying listing at a commission between 6.49% and 6.25% will score a solo homer and earn 1 individual run
Any player scoring 3 runs or more during the 9 inning game will automatically earn a ticket to a Coldwell Banker West Shell night with the Cincinnati Reds at Great American Ballpark.
The office that raises their branch listing commission average by the highest percentage of growth will earn an All American cookout in their office parking lot courtesy of Joe & Sean.

Linda discussed an incident that Mary Balnes had at an open house 2 weeks ago. She had a couple show up 5 min. before she was closing and wanted to see the house. The women kept Mary busy and the man went off on his own. They were there for 40 min. After they left Mary went back around and found all the back doors unlocked after she had already had them locked. She had a very uneasy feeling about them and told her home owners about them. The owner looked around and said that everything was OK but a couple of days later she called Mary and said that her husband was missing his jewelry. Mary told them to call the police. They are the same people that the board has warned everyone about. Just be careful when you are holding and open house. Don’t go up stairs or down stair in front of people. Follow them. If you are uncomfortable get out. Get their license plate numbers. Keep you cell phone handy in your pocket. Have homeowners pack away valuables.
